Finding a home in San Antonio, Texas can seem complicated, but if you take things step-by-step, you will soon be holding the keys to your own home!

In San Antonio, Texas, as in many other cities and states, the buyer is completely unrepresented unless working with a Buyer's Agent. Having a buyer’s agent is critical if a buyer wants insure that they get the most home for the money while placing themselves in the best situation for the future. There are several advantages to working with a buyer’s agent in San Antonio Texas:

It will maximize your time. A buyer’s agent will search through thousands of MLS listings to find the specific size, house style, location, and price range you want. This will save you time, energy, resources, frustration and money.
You will have dedicated representation. The listing or the builder’s agent represents the seller or builder; NOT YOU, the buyer. Their recommendations will be in the best interest of their client, not you. A buyer’s agent legally represents YOUR interests exclusively.
Having a buyer’s agent gives you negotiating power. A buyer’s agent examines comparable home sales in neighborhoods to insure you don’t pay too much and advises you when the property is priced right, so you can negotiate more effectively. A well trained buyer’s agent can negotiate the best price as well as the best terms and conditions saving you thousands of dollars.
You will gain the knowledge and expertise of a professional. Realtors are familiar with all aspects of buying a new or resale home. I can assist you by providing a wealth of information, not just about the home, but about the whole home buying process, including expert structural mechanical inspectors, termite inspectors, mortgage lenders, appraisers, attorneys, surveyors and more.

First we will need to calculate how much home you can afford. This will depend on your income, credit rating, current monthly expenses, available down payment and the interest rate. Most of the calculations can be done in office by a trained San Antonio Texas Real Estate professional. I also have access to hundreds of loan officers that can give you accurate estimates as to the total monthly cost (including taxes, insurance, tax benefits etc.) to you of owning your own home.

If you're thinking about buying a home, you should be thinking about your credit. When you apply for a mortgage, lenders will review your credit report. Your credit report is a history of how you've managed your finances: it's a record of money you've borrowed and your history of paying it back. Your credit will have a big influence on whether or not you can get a mortgage, the terms of that loan, and the interest rate. If you have good credit, you may have a much wider range of mortgage offers with lower rates. We have tools to maximize your credit score and will get you pre-qualified by an accredited lender. There are hundreds of programs ranging from conventional financing to special government programs we can use and we will find one to suit you.

Buying a home is the largest purchase most people will ever make. Currently home ownership in San Antonio and the surrounding areas has great benefits. Home ownership also comes with certain responsibilities and we will insure you understand and can fulfill these prior to purchasing a home in San Antonio Texas.

Next we will sit down and go over areas of San Antonio where you would like to live. We will make a list of your wants and needs. Ex: How many bedrooms do you need – how many will you need in 4 years? These types of questions will help us narrow your search and get you on track to finding a new home. I have access to innumerable tools that help me show buyers all the available houses in an area and we can go look at as many as it takes. However, often the most productive time we can spend together is sitting down, making lists of what you want in a house and ranking the importance of each desire.

REMEMBER: Finding the best house for you is rarely a selection process (unless you are building with few money constraints). More often than not finding the right home will involve a process of elimination – narrowing from a group of choices to find the one that best fits your wants and desires.

After we find a home to best fit your needs we will put in an offer. The offer is not dictated by asking price although offers over asking are more likely to be accepted. I have written offers for both above and below asking price and have had both accepted and rejected. Remember the pricing for a home is dictated by what the market will bare not by any set price. San Antonio Texas real estate pricing, especially in today’s hot market can be very fluid and volatile. Briefly, the following is an overview of the process from contract to close that we will go through after we find the house you want and have an accepted offer(I will go through these steps in more detail in office as we go through the process):
